Position: Maintenance Manager
Location: Emerald Edge Apartments – Franklin, OH
Schedule: Monday–Friday, 8:00 AM–5:00 PM, with on-call rotation
Pay: $27–$29/hour (based on experience), plus commissions, bonuses, and incentives
Hiring Bonus: $1,000

If you enjoy variety, problem-solving, and making an impact, this role will keep you engaged every day. We’re looking for:

• 2+ years of maintenance experience in residential or multi-family settings
• Strong skills in HVAC, plumbing, electrical, carpentry, and appliances
• EPA certification (required)
• Ability to complete work orders efficiently while maintaining high standards
• Leadership experience preferred
• Availability for on-call rotation (evenings/weekends as needed)
• Strong communication and organizational skills
• Valid driver’s license, reliable vehicle, and insurance
• Willingness to complete a background check and drug screening

Make an Impact

Lead by example to keep the community safe, comfortable, and well maintained while embracing daily variety and challenges.

• Perform and oversee preventive maintenance (HVAC, plumbing, electrical, appliances, roofing, grounds)
• Conduct inspections and ensure all work meets quality standards
• Manage maintenance supplies and budgets
• Ensure timely completion of work orders and unit turns
• Maintain HVAC and safety systems (fire alarms, extinguishers, etc.)
• Supervise, train, and support maintenance staff
• Respond to on-call emergencies as needed
