The Role
The Senior Commercial Service Technician is a highly skilled field professional responsible for diagnosing, repairing, maintaining, and optimizing commercial HVAC and mechanical systems.
This role focuses on supporting commercial businesses, ensuring minimal downtime and peak system performance. You will work independently in the field, lead complex service calls, and serve as a mentor to junior technicians while delivering best-in-class service to customers.
 
Job Responsibilities

Perform maintenance, repair, and replacement of commercial HVAC and mechanical systems across a variety of customer sites
Diagnose and troubleshoot complex system issues, including rooftop units, boilers, air handlers, associated controls, and occasional chillers &amp;amp; boilers
Respond to service calls for commercial clients, ensuring timely resolution with minimal operational disruption
Support retrofits, upgrades, and system optimization projects to improve performance and energy efficiency
Conduct detailed system inspections and provide clear recommendations for repairs, replacements, or improvements
Accurately document work performed, including service reports, diagnostics, and parts usage
Ensure compliance with safety standards, codes, and company procedures at all times
Mentor and support junior technicians, helping elevate overall team capability

 
 
Minimum Qualifications

3+ years of experience servicing commercial HVAC systems
Strong expertise in diagnosing and repairing complex mechanical systems
Experience performing maintenance, repair, and replacement in commercial environments
Ability to read and interpret technical diagrams, blueprints, and schematics
EPA Certification (Universal or Type II)
Valid driver’s license with a clean driving record
Ability to work independently in the field and manage multiple service calls
Strong problem-solving skills and attention to detail

 
Preferred Qualifications

5+ years of experience in commercial mechanical or HVAC service
Experience with large-scale commercial systems (chillers, boilers, building automation systems)
Experience supporting institutional clients (schools, healthcare, airports, government facilities)
Prior experience mentoring or leading junior technicians
Experience working within a service contract or preventative maintenance model

The Commercial HVAC technician must be experienced troubleshooting, maintaining and repairing HVAC systems. Qualified technicians must have Commercial HVAC Technician Service experience as well as an EPA certification. What You&#039;ll Do:

Perform routine repairs to pump seals, bearing, etc.
Inspect and test systems to verify system compliance with plans and specifications or to detect and locate malfunctions
Determine customer concerns with HVAC and boiler systems
Follow standards, policies, and procedures, including safety procedures and the maintenance of a clean work area
Record and report faults, deficiencies, and other unusual occurrences, as well as the time and materials expended on work orders
Adjust system controls to setting recommended by manufacturer to balance system
Recommend, develop, or perform maintenance procedures such as cleaning, power-washing, or vacuuming equipment, lubricate parts, or changing filters
Install auxiliary components to heating-cooling equipment, such as expansion and discharge valves, air ducts, pipes, blowers, dampers, flues, and stokers, following blueprints
Study blueprints, design specifications, and manufacturers&#039; recommendations to ascertain the configuration of heating or cooling equipment components and to ensure the proper installation of components
Fabricate, assemble, or install duct work or chassis parts, using portable metal-working tools or welding equipment
Other duties as assigned

Position Requirements:

5+ years of commercial HVAC maintenance experience
Universally EPA Certified
Ability to troubleshoot HVAC components with built up systems and package units, which may include chiller air handler pump towers, cooling towers, control systems, boilers and air handling systems
Demonstrated refrigeration and controls experience
Ability to work as part of a team with a strong sense of teamwork. Highly motivated.
Ability to read electronic schematics
Ability to lift 70 pounds
High School diploma/GED required + equivalent work experience

Main Duties:

Diagnose, troubleshoot, and repair commercial HVAC systems, including rooftop units (RTUs), chillers, boilers, DX equipment, fan systems, and refrigeration units.
Perform routine service, maintenance, and warranty work to ensure optimal system performance.
Conduct preventive maintenance inspections and recommend necessary repairs or upgrades.
Track and document work performed, including obtaining purchase orders and completing service reports.
Travel to customer locations to provide on-site service and repairs.

Secondary Duties:

Train apprentices and junior technicians.
Communicate effectively with customers regarding service recommendations and system performance.
Assist in ordering necessary parts and materials for repairs and maintenance.

Requirements:

Ability to carry and climb a ladder up to 28’.
Ability to sit and stand for long periods.
Ability to lift up to 50 lbs.
Valid Driver’s License.
EPA license.
OSHA 10 certification (preferred).
3-5 years of commercial HVAC service experience, including troubleshooting and repairing various systems.

Proficient in reading and interpreting blueprints, schematics, and technical manuals.
Excellent communication skills.
Experience with mechanical systems, including chillers, DX equipment, boilers, refrigeration, and basic controls.

Job Summary
The Chief Building Engineer plays a key leadership role in overseeing the maintenance, repair, and efficient operation of all building systems within a luxury high-rise community. Essential Job Duties and Responsibilities: 
Lead, train, and manage the onsite engineering and maintenance team, ensuring high performance and accountability.
Oversee the maintenance and operation of all mechanical, HVAC, electrical, plumbing, and life safety systems.
Conduct routine inspections, manage preventive maintenance programs, and ensure all systems operate at optimal efficiency.
Coordinate and supervise vendors and contractors, ensuring quality control and adherence to standards.
Assist with RFP preparation, bid evaluations, and capital improvement projects.
Maintain compliance with all local building codes, safety regulations, and HOA policies.
Respond promptly to emergencies and resident concerns with professionalism and composure.
Manage maintenance budgets, inventory, and supplies.
Foster collaboration and teamwork across all departments to ensure smooth community operations.
 
 
Qualifications / Requirements
·         Minimum 7 years of experience in building engineering or facilities management; luxury residential or high-rise experience preferred.
·         Minimum 3 years of supervisory experience leading maintenance or engineering staff.
·         Strong understanding of mechanical systems, diagnostics, and building automation controls.

Should be able to logically approach problem solving, define a maintenance program or configuration and ensure a safe and legal operation.
Reviews Service Bulletins (SBs) from manufacture or component manufacture.
Develops solutions and implementation plans, project justification, cost/benefit analysis, and overall management of project implementation and coordinate warranty recovery on SBs that are applicable.
Organizes and manages the priorities for assigned responsibilities and accomplishes the work process to meet all deliverable for projects as well as maintenance program changes and technical specification revisions.
Coordinates work with other operational groups to ensure safety, regulatory compliance, operational reliability and operational efficiency.

Qualifications


5 plus years of engineering experience.
Engineering skill sets which can be applied to a range of systems, maintenance programs and engines.

Main Duties:

Diagnose, troubleshoot, and repair commercial HVAC systems, including rooftop units (RTUs), chillers, boilers, DX equipment, fan systems, and refrigeration units.
Perform routine service, maintenance, and warranty work to ensure optimal system performance.
Conduct preventive maintenance inspections and recommend necessary repairs or upgrades.
Track and document work performed, including obtaining purchase orders and completing service reports.
Travel to customer locations to provide on-site service and repairs.

Secondary Duties:

Train apprentices and junior technicians.
Communicate effectively with customers regarding service recommendations and system performance.
Assist in ordering necessary parts and materials for repairs and maintenance.

Requirements:

Ability to carry and climb a ladder up to 28’.
Ability to sit and stand for long periods.
Ability to lift up to 50 lbs.
Valid Driver’s License.
EPA license.
OSHA 10 certification (minimum).
5+ years of commercial HVAC service experience, including troubleshooting and repairing various systems.
Strong diagnostic and problem-solving skills.
Proficient in reading and interpreting blueprints, schematics, and technical manuals.
Excellent communication skills.
Experience with mechanical systems, including chillers, DX equipment, boilers, refrigeration, and basic controls.

 
Preferred Qualifications:

Experience working with chillers.
Control/BAS experience.
KY Journeyman License (or ability to obtain).

Inspect, troubleshoot, and repair HVAC systems, including boilers, chillers, furnaces, heat pumps, air handlers, and ventilation systems.
Ensure proper functioning of temperature control systems, thermostats, and building automation systems (BAS).

Position Summary

Supervise day-to-day operations of critical and non‑critical building infrastructure, including HVAC, electrical distribution, mechanical systems, fire protection, and life safety systems.
Ensure all maintenance and repair activities are executed with zero business interruption and minimal customer impact.

Main Duties:

Diagnose, troubleshoot, and repair commercial HVAC systems, including rooftop units (RTUs), chillers, boilers, DX equipment, fan systems, and refrigeration units.
Perform routine service, maintenance, and warranty work to ensure optimal system performance.
Conduct preventive maintenance inspections and recommend necessary repairs or upgrades.
Track and document work performed, including obtaining purchase orders and completing service reports.
Travel to customer locations to provide on-site service and repairs.

Secondary Duties:

Train apprentices and junior technicians.
Communicate effectively with customers regarding service recommendations and system performance.
Assist in ordering necessary parts and materials for repairs and maintenance.

Requirements:

Ability to carry and climb a ladder up to 28’.
Ability to sit and stand for long periods.
Ability to lift up to 50 lbs.
Valid Driver’s License.
EPA license.
OSHA 10 certification (preferred).
2-6 years of commercial HVAC service experience, including troubleshooting and repairing various systems.
Strong diagnostic and problem-solving skills.
Proficient in reading and interpreting blueprints, schematics, and technical manuals.
Excellent communication skills.
Experience with mechanical systems, including chillers, DX equipment, boilers, refrigeration, and basic controls.

Experience working with chillers.

Based out of Fort Myers, FL, and reporting to the Service Manager, the HVAC Service Technician installs and maintains heating, ventilation, air conditioning, and boiler systems. This position performs tests and analysis of data to ensure the proper functioning of equipment and provide recommendations to customers. The Technician will monitor, evaluate, and troubleshoot operating equipment and controls to ensure continued safe operation and life cycle performance.
Duties &amp;amp; Responsibilities:

Inspect and test systems to verify system compliance with plans and specifications or to detect and locate malfunctions.  
Determine customer concerns with HVAC and boiler systems.  
Follow standards, policies, and procedures, including safety procedures and the maintenance of a clean work area.  
Discuss heating-cooling system malfunctions with customers to isolate problems or verify resolution.  
Record and report faults, deficiencies, and other unusual occurrences, as well as the time and materials expended on work orders.  
Test pipe, tubing joints, or connections for leaks. 
Adjust system controls to setting recommended by manufacturer to balance system. 
Recommend, develop, or perform maintenance procedures such as cleaning, power-washing, vacuuming equipment, lubricate parts, or changing filters.  
Install auxiliary components to heating-cooling equipment, such as expansion and discharge valves, air ducts, pipes, blowers, dampers, flues, and stokers, following blueprints.  
Coordinate with repair and maintenance teams to assist in other work.  
Install, connect, and adjust thermostats, humidistats, and timers. 
Generate work orders that address deficiencies in need of correction.  
Connect pipes or tubing to equipment and to fuel, water, or refrigerant source, to form complete circuit.  
Assemble, position and mount heating or cooling equipment, following blueprints.  
Study blueprints, design specifications, and manufacturers&#039; recommendations to ascertain the configuration of heating or cooling equipment components and to ensure the proper installation of components.  
Cut or drill holes in floors, walls, or roof to install equipment using power saws or drills. 
Measure, cut, thread, or bend pipe/tubing using pipe fitter&#039;s tools.  
Fabricate, assemble, or install duct work or chassis parts, using portable metal-working tools or welding equipment.  
Other duties as assigned.

Required Education/Experience: 

High school diploma or equivalent and 5 years of documentable HVAC level operation, maintenance and repair experience in the HVAC and refrigeration trade. 

Competencies:  

Knowledge of HVAC repairs, maintenance, and installation techniques, electrical circuits, wiring and operating principles of motors, and local electrical codes.  
Communicate with internal team and customers, follow written and verbal instructions, interpret blueprints, diagrams, schematics, and written reference material, perform math, and diagnose and resolve problems.  
Physically able to operate a variety of machinery and equipment including electronic and diagnostic tools, recovery equipment, hand and power tools, and various other HVAC equipment.  
This position requires: stooping, kneeling, crouching, climbing, crawling, reaching, walking, lifting, grasping, feeling, repetitive motions, and moving or carrying objects or materials.  
Ability to exert up to 50 pounds of force occasionally, and/or up to 20 pounds of force frequently.  

 
Physical Demands  The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.  This position is a largely a physically active role. Field technicians will regularly push and pull heavy loads, climb, crouch, and maneuver around obstacles to gain position in order to service HVAC equipment.
